The flat sits on the tenth floor, so natural light is not an issue. The views are open and there's plenty of breeze at this height.
The layout:
There are three bedrooms: one generous double and two singles but it's easy enough to add a second double if required (see plan). There's a full bathroom plus a separate toilet. The kitchen is large enough to incorporate the laundry area, and its size means the obvious move here is to open it into the living room especially if you close off a fourth bedroom.
An open-plan kitchen-living space on the tenth floor with clear views is a different proposition from the same flat on the second.
At 100 square metres, there is enough room to do this properly without compromising the bedroom count in fact adding to the bedroom count and compromising some living room space seems obvious.
This is a potentially a project buy but it could also be used as a family home easily enough especially for those wanting their children to go to one of the many Universities or Colleges nearby.
It is priced well and the owner is very open to listening to offers for a change. This will suit a buyer who wants to put their own stamp on a flat in a location that would cost considerably more if someone had already done the work but the structure is solid, the views are there and the rest is simply cosmetic.
