Here's what you need to know about additional costs
(we know this stuff can be confusing, so we're being upfront)
Property Transfer Tax (ITP): On resale properties, buyers pay ITP at 10% of the taxable base (whichever is higher: purchase price, valuation, or cadastral reference value). This is the big one - typically the largest additional cost.
Note: Reduced rates may apply if you're under 35, have a disability, or meet other special circumstances.
Notary & Registry Fees: Approximately 0.7-1% of the purchase price, depending on property price, number of copies, and transaction complexity. You choose your own notary. The seller covers their legal costs unless agreed otherwise.
If you need a mortgage: Your chosen bank will have their own fees for valuation, loan processing, and associated paperwork - these vary by lender.
Our fees: 3% plus VAT. Paid by the buyer. Not included in the sale price.
