The Basics

Four bedrooms, three bathrooms, 264m² of house on a 784m² plot, and a view that does most of the selling for us. This is La Drova, a green valley in the mountains behind Gandia, fifteen minutes from the beach and about as far from the tourist strip as you can get while still being able to walk to a decent coffee shop.

The house was built around twenty years ago and has just been renovated properly. The windows have been replaced throughout with high quality fittings, the bathrooms have been modernised, the front door has been changed and the kitchen appliances are new. There is nothing left to do. You could move in with a suitcase and a corkscrew if so inclined.

The Layout
The main house has three bedrooms and two bathrooms. The master takes up the top floor, with a bathroom that has both a bath and a walk-in shower, and a terrace that wraps around two sides of the house. There is a Jacuzzi up there too which is pretty useful. The view from that terrace, across the valley and up into the mountains, is the reason this house is called Vista Panorama rather than John's Place or Villa in Barx or something.

The kitchen is large and fully fitted, with stone worktops and a proper pantry and it opens onto a south-facing terrace which seems especially built for long lunches. The reception room is spacious, the entrance hallway is generous, and there is a utility room and a large storage room because someone thought about how people actually live.

Then there is also the independent apartment of course with a double bedroom, a bathroom and an open plan kitchen and living room that opens straight onto the pool terrace. It works for guests, for visiting family who want their own front door, or for anyone you love a whole lot more when they have their own kitchen.

Outside
The 8x4 metre pool has Roman steps and a sun terrace around it, all set in a fully walled garden with mature trees and palms that somebody else has already done the hard work of establishing. The garden is landscaped and relatively low maintenance which is the difference between owning a garden and being owned by one. There is an outside shower, automatic gates, off road parking for a couple of cars plus a carport and a garden shed large enough to be called a workshop without exaggerating before you change it into your refuge away from all the visitors.

The house has gas central heating and hot and cold air conditioning so it works in January just as well as it does in July. Every door and window has mosquito screens fitted.

The Area

Barx village is a fifteen minute walk away if you're a brisk walker and Barx has two supermarkets, bars, restaurants, a butcher, a baker, a pharmacy and a doctor, no candlestick maker here unfortunately.

Gandia, with its Blue Flag beaches and everything else a city of 80,000 provides plus Borgia Palaces and a whole heap of history is fifteen minutes by car and from there the train reaches Valencia in 55 minutes. If you walk, cycle, hike or climb, the trails start a few hundred metres from your gate.

The villa is on the market at €445,000, key ready, with nothing extra to spend except one thing. As you can see from the aerial views there is a ton of roofspace to put lots of solar panels and a battery in to make this place essentially grid free. It would be worth the investment.
