What Your Budget Really Buys You in Valencia in 2026

From the 200s to over a million, comparing Valencia city with Naquera, La Pobla de Vallbona and elsewhere.

If you have spent any time on the property portals, and we know you have if you are reading this because you are looking for that elusive Valencia property bargain, then you’d be forgiven for thinking you can still pick up a nice flat in Valencia city for 120,000 or 150,000 euros. You can't. Scroll a bit further and there are “bargains” everywhere with not so shiny photos, certainly tempting prices, and descriptions that make it sound like you’re one click away from your new life in Ruzafa or by the beach. You aren't. They come with issues.

The problem is that, for almost all of our clients (and truthfully for most people) those properties simply aren’t buyable. Once you strip out social/ protected housing with strict eligibility rules, occupied homes you can’t even visit where you are flipping a coin on whether you'll ever see the keys, bare‑ownership deals where someone else keeps the right to live there (and just like Oasis they'll live forever), and the flats with serious legal or structural issues, the sub‑200k market in Valencia city is false hope. Totally false hope. It doesn't exist for you in reality.

We’ve gone into detail about those “bargains” in earlier articles: Why You Can’t Buy That Empty Property and The Valencia Property Bargains That Aren’t All They Seem so I won’t repeat the whole horror show here. Instead, in this piece I want to do something much more practical: look at what your real budget actually buys you in 2026 if you want a straightforward, liveable home and you don't arrive with unrealistic expectations.

To keep things relatively simple, we're going to talk in price bands based on the first number of your budget. So we’ll look at what a budget in the 200s, 300s, 400s, 500s and beyond really gets you, first in Valencia city and then in nearby towns like Bétera, Naquera, San Antonio and La Pobla de Vallbona where the same money can buy a very different lifestyle and indeed a very different home.

Remember that since the Dana a couple of years ago we don't deal with people looking for property under 200k in the city. Outside we can find good places still. If your budget starts with a 2, we’ll talk about the compromises you’ll need to accept in the city and how far that same money goes just 20–30 minutes away. If it starts with a 3 or a 4, we’ll look at the point where you can choose between a comfortable city flat and a family house with a bit of garden. And if your budget begins with a 5, 6, 7 or more, then later this week we’ll touch on the kind of “dream home” options that open up in both the city and the surrounding areas of Valencia's commuter belt.

By the end you should have a much clearer idea of whether your number is a “city flat” number, a “Bétera or La Pobla villa” number, or somewhere in between and you can stop wasting time saving listings you were never going to be able to buy in the first place.

In the end it's a question of lifestyle, if you want a city life and nothing else then your budget may demand you make some compromises (or get a mortgage)


The Reality Check

Now because this is an article with listings it very soon goes out of date. In two or three months you are likely to click on the images and properties here only to find the notice "This property is marked as sold" if a deposit has been left or that "the page you are looking for no longer exists" once the property has been signed for. This is the reality of the market and if prices continue to rise we may not be able to update with comparable properties at similar prices. We will try however. Each month I'll try to come back here and update so the article is relevant throughout the year and then next year I'll do a similar article with the latest news on prices. As this is being written at the end of April 2026 at least you'll know that it's not totally out of date.

The Second Reality Check

As mentioned above, if you are coming to Valencia and want a property in the city for under 200k then forget it. Outside the city you can but prices only get under that magical 200k mark when you get further away, further inland. This doesn't mean you should be saying "Ah forget it then" It just means you need to be realistic.


The 100-200 Band Outside The City

We currently don't have anything that falls into this bracket outside the city. There are things available but you have to go a bit further inland than the places that normally make up our area. The best value you can find are in townhouses, rustic properties a few kilometres out from towns (But be careful with rustic properties) and apartments in smaller villages over half an hour from the city.


The 200-300k Band

This is the first price band in Valencia and to be honest there is quite a bit of difference about what you can get at 210k and 290k for example. Locations differ as will size and facilities. Therefore we are going to do a couple of comparisons at different price points. Firstly the lower priced options and then we choose something mid range and compare it with something similarly priced.


The Low 200s

212K Nazaret Apartment

In this rapidly growing corner of Valencia, Nazaret, we find a good sized Top Floor Apartment with Outside Space, in a decent building and close to a pretty Plaza with Palm Trees, the Food Market, and a stone's throw to the Metro Stop for an easy ride to the city centre.


195K Penthouse With Pool in Naquera

You lose a few m2 compared with the Nazaret flat but gain a terrace, a pool, some great views and fresh air. Twnety five mins into the city which is almost as quick as getting to the centre from Nazaret within the city. You lose the nearby beach too of course but what's more important to you, your own outside space or the beach? Your answer might be different in April to August.


200K La Pobla Apartment

The size difference vs the city at a slightly cheaper price is the whole story in one listing. 140m2 is a very large flat. Really centrally located by the park and market in La Pobla and just 50m to the bus stop to get in and out of Valencia and it comes along three times an hour.


The Mid 200s Band

260K In the City

A three bedroom apartment with bathroom and lift on the fourth floor on Genral Aviles avenue (And you need to read the full description to find out about that character) This property is all about location and city living. It's nothing to write home about but it's functional and you don't get three bedrooms at this price in the city normally these days.


220k Ontinyent Town House

You get so much more for your money the further you go away from Valencia and this place in Ontinyent gives you value for money in spades. Five floors, four bedrooms, three bathrooms, two kitchens, one large terrace. 5,4,3,2,1. It's a countdown to a great lifestyle in a small town that has just about everything you could want.


230k Pretty Naquera Penthouse

Closer to the city and the coast this pretty Naquera penthouse is double the size of the Valencia apartment, has double the number of bathrooms and a huge terrace to enjoy the mountain air too (Or maybe the hilly air). It comes fully furnished too so if you like a bit of wannabe Marie Antoinette chic then pack your bags and pack your toothbrush, just not your furniture.


Into the 300-399k Band


330k Apartment in the City

At last Bono can relax with this apartment in Valencia that has just about everything that anyone could want at a decent price. Your concession here might be location as it's not central but for 110m2 of apartment it's a good price.


380K Cullera Beach House

A house by the sea in Cullera for 380k? We like it and we like quoting James Joyce so that explains the description.


The 400-499K Price Band

450k Apartment in Ruzafa

Modernised apartments in Ruzafa of almost 100m2 of space and under 500k are getting more and more rare but here we have one. You have the potential for a third bedroom which would still leave you 40m2 of living room but currently two beds, two bathrooms and an open plan kitchen.


460k Semi Detached House in La Pobla

Now a little secret here, this one already sold last week and for more than asking price (So it may disappear from this page quicker than others). Unfortunately this place got into a bidding war after being priced lower than its market value by the agent and there were two full price offers on the first day of visits. The owner of course then said "Who'll give me more!" It was on site for a week before the deposit was taken. This is not normal btw. Bidding wars are usually rare due to the process of buying here. Full price offers usually get the property.

Stepping Stone Rental of the Week

Location times three with this one of course.
