The sale price of a property is not exactly what a property costs. On top of this you have to add purchase tax, agency and other fees and mortgage costs if you require a mortgage. Here at Valencia Property we have always been clear about these costs but some people need a full breakdown so we have put together a new buying cost calculator below for you to use.

Importantly we have broken down the costs so that if you require a mortgage too you can put in the amount of mortgage you will be getting and therefore know how much of the transaction cost will be covered by the mortgage and how much of your own funds you will need to provide.


How to Use The Calculator

Use the calculator below to work out your costs and what you will need to provide on buying property in Valencia. We have set the default tax rate to the new 9% rate on resale property from the 1st June 2026 but you can also choose the VAT rate of 10% for New Builds or the higher rate of 11% for purchases over 1 million Euros.

By default the agency fee is set to the 3% standard in Valencia, legal fees are set to 1% and notary registry and gestor fees to 1% although these fees may vary by case.

If you are getting a mortgage then tick the mortgage box and introduce the amount you are getting. By default we have entered a 1% opening commission which is standard but again this varies by individual cases so check with your mortgage offer and you can change that amount.

Important note

This estimator uses the rates confirmed for Valencia from 1 June 2026: resale ITP at 9%, rising to 11% on purchases above €1 million, and new build VAT at 10%. All professional service fees are subject to 21% VAT on top of the headline percentage. Figures are indicative and this tool is not a substitute for advice from your lawyer or gestor.

The only mortgage cost shown here is the lender's opening commission. This does not carry VAT — bank-charged opening commissions are VAT-exempt under Spanish law. You may have a fee if using a broker and will have to pay for the valuation of the property to get a mortgage offer but both of those fees are paid in advance. Notary and registry costs on the mortgage deed are covered by the bank.

For new builds, AJD (stamp duty) may be payable on top of the 10% VAT. This estimator does not include AJD as the applicable rate depends on the deed type. Ask your lawyer to confirm.
