When the summer ended we realised that we hadn't been listing properties for a time. There are a multitude of reasons but there were so few properties available and that we considered good value that we hadn't actually found anything worth listing. Equally the agents we know were telling us that they were struggling to get properties in of any type. Everyone gets offered overpriced rubbish by sellers known as "optimists", we have talked about that group in many posts recently, but they aren't worth listing.

So we went out to find more properties and we have had a very successful month in September for listing new properties, at least new for us. Today therefore we are going to take a look at some of the latest properties for sale from an under 200k apartment on the edge of Valencia to some rather nice suburban retreats... oh and a huge Palace. Let's go in price order from lower to higher.
199K Apartment in Benimamet

The first place we have seen for a while under 200k that just works. Most places under 200k have some form of restriction, social housing, rented long term etc... This one is available now and visits can be made from the 25th of October onwards.
The latest Valencia Property offer comes onto the market after eight years of rental and a modernisation. This third floor walk up apartment in Benimamet on the edge of the city has 70m2 of living space plus a 16m2 terrace. It has two bedrooms, an open plan living area leading out onto a large terrace with excellent city views and is just a couple of hiundred metres from the metro station with easy access to the city via bus train and even walking.
This place needs to be lived in and enjoyed as it has been for eight years previously by the tenant. Visits are available after the 24th when the current medium term rental finishes. New air conditioning in the main bedroom, soundproofed walls, new kitchen worktop, security alarm and very little needed to do. Maybe the furniture is a bit tired but you can sort that bit by bit after moving in.
Book your visit quickly and come and see it. There aren't many properties under 200k in Valencia.
Rustic Property in Chiva 225K

Stones need polishing from time to time and this Rustic Villa in Chiva is a jewel of possibility and potential to create a wonderful gem.

On Calle Barraca, named after the traditional Valencian houses that originally lined the streets of this Maritime District and now considered by most as the prettiest in the neighbourhood, we can find this excellent apartment behind a classic facade built in 1930, nicely renovated and furnished with a reliable tenant already installed to guarantee instant returns.
This 1st Floor Walk up has Two Bedrooms, One Bathroom, One W.C, a pleasant Open Plan Living Space and Kitchen facing East for sea breezes and morning sunshine but protected from the afternoon heat, perfectly positioned in Cabanyal for the Beaches, Bars, Restaurants, traditional Food Market for daily supplies and there is also plenty of transport options to get you to and from the City and Airport.

If you were to move Today’s property 500m closer to the city centre you would be looking at 500k easily. 4 spacious bedrooms, recently renovated and overlooking the Turia riverbed park, I mean it sounds too good to be true right? Well the reason is exactly that, it’s a little but further afield in the Nou Moles neighbourhood which we’ve mentioned on here before as being a bit of an undiscovered gem rather than the more sought-after neighbourhoods down the road like Petxina, El Carmen or Gran Via.
The buildings around here don’t generally feature the nice façades you’ll find in those areas I’ve just mentioned as they were built back in the late 50’s / early 60’s when the idea of actually trying to have your building look pretty seemed like a waste of time. But to be honest who bloody cares, you’ll be on the inside and looking out at the same views as your uptown neighbours only you’ll be a couple of hundred thousand to the better! You still have direct access to the park on your doorstep, a stroll into the city is 20 minutes instead of 12, the public transport will still get you to all points of the city, and there has been lots of investment put into this area recently to add more green spaces and give it a bit of a makeover.

Renovated Patraix Apartment 365K

You wouldn’t know it to look at it now, but once upon a time the neighbourhood of Patraix was almost completely isolated from Valencia. The Favara canal, farmland and the Valencia-Utiel train line completely surrounding it leaving the only access in and out through Cuenca street. But in the 60’s that all changed as the city started expanding and property demand led to the farmland being urbanised. Nowadays you are a 15 minute stroll from the city centre and the Patriax neighbourhood is a hustling bustling hotchpotch of locals, immigrants (ex-pats if you’re fancy), young families, older lifelong residents and everything in between.
One of the major hubs in the area is the Plaza de Patraix which you have right on your doorstep with todays property. London - a house in Cockfosters, or maybe a terrace in Pratt’s Bottom, a semi on Helmet Row, a pad on Cumming Street? Nothing funny about that, stop smirking

Spain has a shortage of properties around the 650,000 mark. This shortage is expected to grow to 1 million by 2030. The thing is there are plenty of empty properties in Spain but they are in empty properties in "Empty Spain", the small towns and villages where people have moved from because all of the work is concentrated in the main conurbations and cities. When you consider this along with everything we talked about last week in the blog about No Land, Slow Licences, and Cheap Mortgages it looks like there will be no falling off of prices any time soon.

Big News From Spain
The biggest news around property in Spain currently is the Mari Carmen case. An 87 year old disgracefully evicted from the property in Madrid where she has lived for 70 years by the Vulture Fund that bought the property (You can see the Guardian report here). This has sparked protests all over Spain as people see this as the last straw. And it's all because there is a new property law in the offing and the government and its partners cannot agree on the measures to be proposed. Stupidly, the protestors from the "Renters Platform" are saying the government should pass a law or fall meaning an incoming Conservative and Fascist government which will not do anything for tenants or people trying to buy their first home. Anyway, there will be more about this next week once the law is passed or otherwise in the parliament. It might still fall in the Congress as the government doesn't have a majority there. It's a mess and it's all because of a Vulture Fund trying to put up a rent by 230%.
