Luxury Valencia Properties at Great Prices

One of the things that we have clearly stated over the years is that Valencia offers great value for money when you are looking to buy a property. This has been true through all price points but we have never really concentrated on what that actually looks like at the higher price points. To be honest it has been a blind spot for our business as we concentrated on getting great deals for people at excellent prices in fantastic locations. 80% of our sales in the last few years have been in Valencia City itself but prices have been rising and the number of sales we have made outside of the city but within touching distance has been increasing slowly, from the obvious places such as top suburbs, L'Eliana, Ribarroja and Godella to more affordable places like La Pobla de Vallbona, Betera and Naquera.

Why is this? Well, one of the major factors is getting a lot more for your money. Recently we have been seeing 1 million Euro apartments in the city that leave us a little cold when you compare that with what the same money (Or less) can buy you just outside Valencia itself. So today we are going to take a look at the more luxury end of the market outside the city and what you can get for your money, you might be surprised! You also might be amazed if you are coming from the more expensive parts of the World like the majority of our clients. Selling a small two bed apartment in New York, London, Amsterdam or California for seven figures and above might mean you can buy a bit of a mansion here, have change in your pocket and a much healthier lifestyle.


Areas to Consider

Outside the city of Valencia itself you can find pockets of luxury property in many places, there are also areas of the city that give you these more expensive prices per square metre. Today we are looking at various areas where you get a good selection of luxury property of all types; manor houses, palaces, cubic new builds and fincas. And all of the prices are around 1 million Euros give or take 2 or 300k because that is what constitutes the luxury home market here. It's true that you can find properties in the 2 million Euro plus market and some extreme properties are well above that but you don't need to spend that much to enter the luxury end of the property market here in Valencia.

Therefore we are going to look at L'Eliana, Ribarroja, Godella, Betera and San Antonio among others. What we won't be doing is looking at where you can maybe find overpriced luxury (Looking at you Monasterios in Puzol)...


Luxury Property Under €1m in Valencia

We'll start by looking at some luxury property in the "well under 1 million Euros" bracket. Some of these are ready to go and some are mansions requiring a bit of TLC and with plenty of potential to restore to their former glories.


Colonial Chic in Godella 749K

All good things come to those who wait and if you’ve been biding your time and sitting tight for a particular type of home with bags of character you may have finally found the one.

Perfectly positioned for village life but with great connections to the city, this huge old townhouse with private garden, the kind of place that really gets me going if only I had the money, time and energy for a project, all good things come to….. oh never-mind.

What I do have on the other hand is a keen eye for a good property, plenty of expertise when it comes to the purchase process and a multitude of contacts for the perfect renovation.

The Art of the Deal in Betera 790K

Everybody loves a deal, don’t they? Maybe a limited time discount on a full-size snooker table (“I live in an 80 square meter apartment, BUT ITS 30% OFF!!”), or the old classic 2X1 offer which is (kind of) what we’re bringing you today with this excellent turn-key property. But first, a bit about the area.

Located in the Cumbres de San Antonio urbanisation and just off the CV-35 that takes you directly into Valencia in 20 minutes, you are just a short spin into Betera for your day to day needs, as well as public transport options, decent restaurants and the gateway to the Sierra Calderona nature reserve. Cyclists will be in their element here and golf enthusiasts have El Escorpión right around the corner. Plenty international schools close by as well for those of you with kids in tow.

 Here at Valencia Property we are given a free rein to list and write whatever we like and a parade of properties of good stock is important to keep the punters coming through the turnstiles.

One Trick Ponies might be advertising the Also Rans but we like to rip up the race card, change tack from time to time and if this Villa with Equestrian Centre doesn’t get you chomping at the bit then it may be time to hang up the saddle.

Investing in a property and project of this scale is not a spur of the moment decision but when you remove the blinkers, go to the races and study the form, the pedigree is clear. How the other half live in those Beverley Hills mansions but here we find the Valencia version in Torrente. It has a palm tree of course, it has three levels, it has a pool and it has a huge plot.

You always suspect that a place is going to be good when it has more bathrooms than bedrooms listed, 5 to 4 in this case but that's because it has other rooms where you do things but they don't have beds. An office, a study, a second kitchen, a barbecue area and the like. We even have dressing rooms for the sports areas.

The gardens are well tended and impressive, the location is excellent and the terraces fringed by the arches overlooking the views give it a little bit something special.

Take a look at the photos, there are plenty of them, and then come and take a look if your budget and requirements allow. The Santa Apollonia estate is well communicated with its own social club and sports facilities for those living there and it's just a few minutes drive from the major town of Torrent and the A7 motorway for access into Valencia and to Barcelona and Alicante.

Giant's Causeway Villa in L'Eliana

Honeycombs, snowflakes, benzene and certain types of minerals are among the most well-known examples of hexagonal structures in nature.

So I’m wondering which one was the inspiration for the design of this villa in L’Eliana. A large house of nearly 400m2, centred around a six-sided central tower, the top of which contains an office. 4 bedrooms and 4 bathrooms, large living spaces and lots of light. Not at all like a honeycomb, so we can rule that out.

The garden of the property has a hexagonal olive tree feature as well. The house is so big it makes the garden seem a bit smaller than it actually is. Its about one and a half times the size of an average plot in L’Eliana. Large pool with paved area and very well maintained green areas. With over 300 days of a sunshine a year, you will want to make the most of it. In that warmth, scratch snowflakes as a possibility.

The location is very close to the town, less than a kilometre. The metro is at the far end of the town, so a little further but quite walkable. And even closer than all that is a big shopping centre, with large supermarket, restaurants, shops, gym. So I think we can eliminate benzene you won’t be using much petrol or diesel here.

So what is it? Could it be minerals? Like the Giants Causeway? According to legend that was created by Finn McCool the Irish giant. Perhaps you too will feel like a giant, walking tall as the proud owner of this superb property. Am I reaching a bit? Yes. Am I nearly at the end of this listing? Also yes, just go with it.

Castellón Finca

Somewhere out of our usual area for a change, but we think it's worth it.

Stretch a Little More

If your budget is essentially "I can buy what I want" then you'll have an issue in Valencia as you won't be able to spend enough. However, you can spend a little more than 1.2m and get some rather splendid properties as you would expect at these price points. Let's take a look.


A Letter to America Penthouse €1.39m

A city pad for a change! 2025 is under way, Genocide Joe has packed up his bags, and stumbled off into the sunset. And what came in is worse, much worse. (although 60.000 Palestinians might beg to differ, if they weren’t dead already). And you’re there still, scrolling through properties on the other side of the Atlantic. Will I go live in Spain, won’t I.
“Oh no, the golden visa is coming to an end, why didn’t I act sooner….”
“Argh! The Spanish government is putting a new non-resident tax on buying property. I’ll never get the home I want now.”
“A wealth tax? I thought the commies lost the civil war”

Well, if you are talking like that you definitely won’t get here, because that’s loser talk, you’re weak and to be honest we don’t want you here. Stay over there with the techbros and the vaccine denial and the chlorinated chicken (And the betrayal of allies, a recent one to add to this list).

However, if you are ready, pull on those big boy pants and get over here. There is still a little bit of time to get the GV if you move fast (3rd April is the cut off date), and any extra tax for foreigners buying here is a good while off still, if it ever happens. (And if the wealth tax applies to you, well congratulations, that puts you in the wealthiest 0.003% of the world’s population, cry me a river).

Like moving fast enough to buy this excellent apartment with pool near the riverbed. 6 bedrooms – and no, none of them are very big by US standards. What are you going to do, run away home to tell Uncle Donny? Built with top materials, including actual concrete and steel, not straw (Never read the Three Little Pigs guys?). Great terrace and a fully equipped kitchen. No home inspections here by the way. Washing machine goes wallop the day after you sign? Tough luck. Blink back those tears and buy yourself a new one. Well done, you are now an adult.

As the old saying goes :- If you can’t handle Spain’s redistributive tax system, then you don’t deserve our functioning public health system, almost free mass transit system and mixed-use urban planning. Catchy, isn’t it? I’m getting some bumper stickers made up. I hope they’ll fit on our dinky little European cars. 


Country Manor on An Urbanisation €1.48m

A huge plot and a huge house In San Antonio de Benegeber, but on the border with l’Eliana. Very easy access to the city by car (15 mins) or bus, and the town centre of L’Eliana is about 1.5 kms away. Although you should allow a minute or just to get out of the property. It is nearly 5000m2. A colleague of mine said “I’d knock it down and build ten houses”, and while that’s obviously a terribly cold and capitalist way to think, you know what, you could skim enough for 2 or 3 plots off and not notice, and that would recoup half the cost.

The garden contains a beautiful swimming pool, a solarium, stables and a barbecue/paella room. Adjoining the house is a function room with capacity for 100 people and an industrial kitchen, ideal for events and large meetings. There is potential for some type of hotel/guesthouse business here too.

The house is also massive. 744m2. Its actually more a masia than a chalet/villa. It has six double bedrooms, all with built-in wardrobes and terraces, an attic with space for three additional bedrooms, three full bathrooms in the house and three more in the party room area. It also includes a library, office, a separate Valencian-style kitchen with fireplace, pantries, storage area, ironing room with a laundry reception system from any floor, and a cosy breakfast area next to the wine cellar. The living rooms, with fireplaces and terracotta floors, are decorated with Valencian ceramics.

Its just an outstanding property, and while the price isn’t within everyone’s budget, it actually is a bit of a bargain. Country manor meets urbanisation convenience. Not your run of the mill place, come and have a look.

I Wanna Be Adored in Serra 200K Project

Set in the mountain village of Serra just over half an hour from Valencia, this building project has a lot going for it but remember, you WILL need to do the work. This is not buy and immediately rent out. However as you have five apartments here you can get economies of scale and have some great accomodation to rent out locally in a lovely small town. Or you could just decide to make it a huge townhouse for yourself if you are that way inclined.



The pueblo is Roca-Cuper. It’s not the biggest, even Valencians would have trouble finding it on a map, despite it having Spain’s biggest Nativity scene. It’s about ten KMs to the north of the city and only a few minutes walk away to one of the best beaches in the area buff.ly/4hgGASl
