The Spanish NIE Number Made Easy and Free

You may not have heard this but Spain is one of the most welcoming places in the World for immigrants currently and there have been over 1 million requests from people currently living in Spain to "regularize" their situation, i.e, become legal residents. This is great news as it means they can work legally and pay into the social security system but it puts more pressure on the bureaucratic systems in place meaning certain aspects of life have become more difficult. One of those things has been the system for getting a NIE number. Now we have made it easier for clients of Valencia Property.

You can get the NIE yourself and all it costs is the "Tasa Administrativa" of 12 Euros. Try it! Then come back to me and tell me how it went! Most people don't do it themselves because of the labyrinthine system for getting appointments to get the NIE, it's essentially nigh on impossible to get an appointment in Valencia. Most people use a "Gestor" to get a NIE and Gestores will charge anything from 100 Euros to 1000 Euros for getting the NIE depending on where they are based in the country, the demand and the waiting times, as well as how bad the attitude is and the awkwardness thus offered of the massively overworked people working in the NIE office that the Gestor will have to put up with.

You can also choose to get it through your local Spanish consulate or embassy anywhere in the World but it takes time, again getting an appointment is difficult, and you will probably be asked for a reason for getting the NIE, meaning a signed "arras" contract to buy a particular property. Without it they will refuse you.


Why Do You Need a NIE?

It's important to note that getting a NIE number as a foreigner is required for doing most anything in Spain but the most important things you might want to do and cannot do without a NIE number are things like opening a bank account (We can get you one open without it in certain cases but you will need to provide it once done), paying taxes (and having it registered that it is YOU who has paid them), sorting out official documents, buying a car, renting a property, and most importantly in our case buying a property. Even getting a phone contract can be tricky without a NIE depending on who you speak to at the office you choose to go into, not to mention signing up for utilities, courses and a whole lot more "administrative tasks".

So the NIE is a big deal and, at least in Valencia, getting an appointment is a major headache.


Our Solution

We have decided to get the NIE for free for our buying clients. Read on to find out how.

If you are going to be buying a property we have come to an agreement with a lawyer here who has the most experience of getting NIEs quickly and efficiently, generally they can get this done in under a week, to give you your NIE for free.

Of course there's a little catch.

You pay us to get the NIE and we have come to an agreement on a fixed price with the lawyer and we pay them. However, you may realise at this point that this means that it isn't free. Hold on a minute, I've not finished.

You pay us 300 Euros per NIE which we will discount from the commission you pay us on purchase of your property. We pay the lawyer so they get paid for the work, (This price is a 40% reduction on this lawyer's normal price specifically for our clients)

Obviously when you buy your property it makes sense to use the services of Valencia Property to buy it, not just for the discount you also get the best team working for you right from the start, but also the lawyer picks up you as a client to do the due diligence on the property so it's in their interest to do a good job too as well as providing our clients with their discount.

There is no quicker, more efficient or cheaper way to get your NIE because essentially free is very cheap.


The Process is the Same

You still have one thing you need to be here for and one thing you need to pay for in order to get your NIE in this way. You need to go along to the Notary here to give a Power of Attorney to the lawyer to apply for and pick up your NIE. This avoids you having to make two or three appointments at the office yourself, another time saving thing to bear in mind. It is done for you. The POA will cost around 100-150 Euros but it means that the process can start and within a week or so you will have your brand spanking new NIE number. And guess what... we'll discount that POA fee from your purchase commission too once bought. Aren't we nice.


Can Anyone Get This Service?

The answer of course is no. You need to be a client of Valencia Property working with one of our agents. Once you are we will provide you with the details to make the payment and we can start the process to meet up with the lawyer and go to the Notary's office to get the POA. Obviously this service is not available remotely.
