You may feel you have seen this before if you are a long time reader of this blog but it's time for an update on what we do because the last time we wrote this was in 2023 and things change (And at the same time they stay the same) This post was prompted a few weeks ago when in our internal WhatsApp group one of the team asked, "Where's that article about all our services again?" That's exactly what happened a few years ago too so I knew it was time to update. We've been working in so many different ways with clients over the last few years and whilst we've written previously about all the services we offer, we reckon a lot of it gets lost because there's just so much information on our blog and main website. It was definitely time to bring it all together in one updated post for 2026-2027 and let's face it, if the team can't find it then what chance have you got?

Three decades of experience in the Valencia Property market is difficult to distil down into a single blog post but we've tried here to make the best use of your time and to give you the clearest picture of how we can help. Not only for you but also for ourselves – with a team in double figures now on the ground through our various ventures, we thought it was time to make crystal clear what we can do for you as a potential buyer or seller of Valencia Property. (And remember to read to the end to see our new service)


Your Buyers' Agent in Valencia

The main purpose of Valencia Property is to act as your buyers' agent or personal property shopper. We do this by getting complete clarity on what you want and then going out and finding it for you, whether you're visiting us here in Valencia or working with us virtually.

Our hugely experienced team has been working in and around Valencia for decades. We know everything there is to know about the property market here and the city or areas you're interested in moving to. Ask any question and the likelihood is we already know the answer. Property Purchase Services

Valencia Property charges 3% plus VAT for our exceptional service when you buy a property.

Discounts are available:

  • If you've used our rental service, we discount that cost from the commission
  • If you've used Stepping Stone Rentals, we discount the €300 contract and welcome fee
  • Second property purchase? 20% discount (making it 2.4% plus VAT)
  • First-day offer special: It's back for the first three months of 2026. Make an accepted offer on a property on the first day of your search and we'll give you a 10% discount on your fee payment. It doesn't have to be accepted on the first day, it just needs to be made.

Now we can hear you saying "But I need to see more" or "You'll keep the good stuff back until after the first day." Nope. Life's too short. We very often sell a property our clients see on the first day because we get it right straight away. With the current market – where properties can sell within hours – making that offer on day one might suit you perfectly. Those who hesitate often miss out. Maybe you should tell us what you want on this form so we can start working for you!


Consultation Calls and Pre-Visit Services

We always start with one thing above all others: understanding exactly what you want. Whether we begin with an email, WhatsApp message, video call, or even an old-fashioned phone call, we ask you to "Tell us your wish list."

Our free video consultation calls are legendary (well, they are certainly legendary among our clients). We'll talk through your requirements, budget, timeline, and answer all your questions about buying property in Valencia, the areas, the process, visas – you name it. We'll also call out anything that "just won't happen" Wants based on fantasy are impossible to fulfil. You can read more about our consultation calls here and contact us to set one up. 


Stepping Stone Rentals

As rentals remain challenging for non-residents and foreign clients, Stepping Stone Rentals provides initial rentals of three months (or longer) for when you first land in Valencia. These are all-inclusive with all costs covered, designed to give you peace of mind when making your first move here without the pressure of finding somewhere permanent whilst staying in a short-term Airbnb or hotel.

Less pressure, better outcomes.

Once you're safely ensconced in your Stepping Stone Rental, you can work with us on your long-term rental or purchase with the full Valencia Property package. As a Stepping Stone client, you get preferential treatment (Discounts) on our rental and purchase services.


Long-Term Rental Search

We also help clients find long-term rentals in Valencia. We'll pick you up and accompany you to appointments with owners and agents. Crucially, we only take you to places that will accept you as a client. Many owners demand work history, bank guarantees, and frankly ridiculous terms and conditions. We guarantee we'll only take you to places where you'll actually be able to rent and you won't find the ridiculous conditions.

We'll help you understand the rental contract and navigate the process. However, we only take on clients with reasonable expectations. You'll still largely need three months' payments upfront (agency fees, despite them being illegal, deposit, and first month's rent in advance), and for furnished apartments you may need a second month of deposit. 


Selling Your Property

For those lucky enough to already be living in Valencia or to have a property here but wanting to sell (to upgrade, downsize, or move on or elsewhere), we have a comprehensive property selling package.

We put together a complete photo package with professional photos, 360º images, floor plans, and of course our inimitable property descriptions. Combined with our social media reach and the fact that Americans make up nearly 50% of our buyers and foreigners over 90%, your property gets serious worldwide exposure.

We're full members of ASICVAL (the Valencian Real Estate Association) and work with all their members to get the widest possible reach for properties we represent. If you have a property in or around Valencia, let us know and we'll come and take a look. 


Valencia Remodels

Through our sister company Valencia Remodels, we help clients buy properties with "good bones" and renovate them rather than trying to find somebody else's idea of perfection (which is nigh on impossible as everyone has different tastes).

Our building teams handle everything from major modernisation projects to smaller jobs. We appoint a dedicated project manager to oversee your remodel, serving as your main point of contact. They orchestrate every aspect from concept to completion.

Valencia Property's clients get preference when we have competing projects, even if it's a smaller job.


Advisory Service for Purchases Through Other Agents

We've recently offered this for a couple of people going through the purchase process with other agents who just felt that not everything was clear to them. What they asked us to do was accompany them through the process, making sure everything was being done properly and at the right time.

We checked contracts, changed a few things where needed, and made sure they reached the end of their Valencia Property buying journey successfully. The truth is, in one case the agency representing the sellers was excellent – nothing to worry about. Whether they're always excellent or whether it's because they knew we were involved and that we know exactly what we're doing... well, you can draw your own conclusions.

Bill Reduction Service

A special new service for 2026 (Just for Valencia Property and Stepping Stone Rentals clients to start). We will take your bills for electricity, gas, home and car insurance, telephones, internet etc and put them through our database and contacts in utility companies along with online investigations to find better deals for you that those you currently have or inherit. It may be that all you want is to find a cheaper electricity supplier, well we can do just that if you want.

The cost of this new service is in accordance with the savings that we find for you. If we don't find savings to the value of over the basic fee you pay us nothing at all.

OPTION A: One-Time Service

€100 + 25% of first year annual savings

  • You pay us once in Year 1 only

OPTION B: Three-Year Monitoring Service

Year 1: €100 + 10% of annual savings
Years 2-3: 10% of annual savings

  • Find new savings, catch rate increases
  • Three-year commitment required
  • Peace of mind - we're watching your bills

To give an example we have just found savings of over 500 Euros per year (Around 40%) on a single property's electricity bills after investigating all of the options available. The change of supplier was done in one day without any interruption to service of course. The client chose a one time fee meaning they paid us 100 Euros fixed fee plus 25% of the savings. However they also will continue to save 500 Euros in each of the following years without it costing them anything and they get a 50% discount on the fixed fee on future investigations.

Other examples for the same client include finding a home insurance quote with the same coverage for just over 500 Euros per year cheaper (63% reduction in price).

We navigate the best deals and organise the changeovers for our clients because as you may know negotiating Spanish bureaucracy can be hazardous even at the best of times. We will expand this service out in the near future to non VP and SSR clients so keep an eye out and to other utility and insurance costs.
