Valencia's Booming Tech Scene and the Impact on the Real Estate Market

Valencia, the third-largest city in Spain, has long been known for its rich cultural heritage, beautiful beaches, and the renowned Las Fallas festival. I mean, if you are a regular reader of this blog you will know so much about all of that and more. Recently, however, it has gained recognition for something far less traditional but equally transformative: a booming tech scene in which there are certain jewels in the crown such as the Lanzadera project by the Marina for start ups promoted by Juan Roig, the boss of one of Valencia's huge success stories, Mercadona.

I've been asked to write about the tech scene here in Valencia regularly but the truth is I don't know everything about it... unbelievable I know ;). Therefore I got a bit of help on this one from my mate Mr Chad Geppeto.

The surge in technological innovation and entrepreneurial activity is reshaping various aspects of the city but this is particularly true of the real estate market. Tech growth and real estate dynamics presents an intriguing and somewhat difficult narrative of urban development and economic vitality. Basically the increase in entrepreneurial activity brings more demand into the city and with demand what happens? Yep, a reduction of supply and increased prices. And because Valencia's growth is rightly limited by the "Huerta" surrounding it there are challenges presented.


A Thriving Tech Ecosystem

Valencia's tech ecosystem has witnessed amazing growth in recent years and this is driven by many factors. Firstly, the city's strategic location on the Mediterranean coast is important. It has excellent communications both in terms of transport and internet speeds, a high quality of life, and until very recently a low cost of living (It still is relatively low when compared with other popular international destinations). All of this have made Valencia an attractive destination for startups, investors, and tech professionals. Additionally, government initiatives, such as the Valencia Innovation Agency and various startup incubators, have fostered a conducive environment for tech companies to grow and thrive.

The establishment of the Marina de Valencia innovation hub, hosting numerous tech events and conferences, has further cemented the city's reputation as a tech hotspot. This has drawn significant interest from international tech giants and venture capitalists, leading to increased investments and the emergence of homegrown tech success stories supported by international and local investments.


Tech Growth Driving Real Estate Demand

Of course, the burgeoning tech sector in Valencia has had an impact on the local real estate market recently. One of the most direct effects is the increased demand for commercial real estate which is acting as a counterbalance to the lowering of demand for traditional shop and office spaces due to online shopping and work from home. As startups and established tech firms expand, the demand for office spaces, co-working environments and innovation hubs has surged. This demand has led to the renovation and conversion of older buildings and the construction of new office complexes, many of which lay abandoned after the financial crisis of 2008 and its aftermath, and they have transformed parts of the city into vibrant business districts. This is especially noticeable in the Cabanyal/Grau area for those of us who remember what it used to be like.

Residential real estate has also experienced a notable uptick both in terms of rental and purchase. The influx of tech professionals, both domestic and international, has increased the demand for housing and especially the type of housing not previously seen in Valencia, studio flats and one bedroom apartments.

Young professionals and tech savvy immigrants are seeking modern, well-connected, and amenity-rich apartments in proximity to tech hubs. Neighborhoods like Ruzafa and El Carmen, known for their cultural vibrancy and urban charm, have become particularly popular among tech workers, driving up property prices and rental rates. Equally the Cabanyal and other beach areas have become more popular because of their proximity to the innovation hubs and also the ability to spend downtime on the beach or just wandering along the promenade watching the World go by.


Urban Regeneration and Infrastructure Development

The tech boom has spurred urban regeneration initiatives across Valencia. To accommodate the growing population and the evolving needs of the tech industry, the city has embarked on numerous infrastructure projects. These include the expansion of public transportation networks, the building of one of the most extensive cyclepath networks seen in Europe, the development of more green spaces and the enhancement of digital infrastructure. High-speed internet access and smart city technologies are being integrated to support the demands of an ever more tech-savvy populace. Fast internet connections are everywhere both inside and outside the city and free wifi can be found in most places too.

Areas that were once neglected or underutilized are now being revitalized. The transformation of the La Marina area from an old port into a bustling tech and cultural district is a prime example of how urban regeneration can create dynamic spaces that attract both businesses and residents but it is not the only area. Originally revived for the Americas Cup in 2007 and 2009 the Port area is now a bustling hub and areas close by are now also getting facelifts. This regeneration not only enhances the city's aesthetic appeal but also boosts property values and stimulates economic activity everywhere.


Challenges and Considerations

While the impact of the tech boom on Valencia's real estate market is largely positive, it is not without challenges. One of the primary concerns is affordability and with the price rises we reported last week in our half yearly market report this is becoming increasingly a factor. As demand for housing increases, property prices and rents have risen, oftentimes pricing out long-term residents and contributing to gentrification.

Ensuring that the city's growth remains inclusive and sustainable is a pressing issue that requires careful planning and policy intervention and at the moment we are not seeing much of that in the affected areas. There are new developments to the South of the city with a mix of social and private housing and there is more to come but the techie areas have less space for new developments of this type.

Another consideration is the environmental impact of rapid urban development. The city must balance the need for new construction with sustainable practices to preserve its natural beauty and mitigate environmental degradation. Green building standards, energy-efficient designs, and eco-friendly public spaces are essential components of this balance and builders don't often take this into consideration as it eats into potential profits. Luckily Valencia has a green belt around it called La Huerta where building and development is strictly forbidden meaning that the outward expansion of the city is largely restricted. This is why the suburban areas are so important in this new development as it is there where we can often find bargains and easy access in and out of the city itself.


The Future of Valencia's Tech-Driven Real Estate Market

Looking ahead, the future of Valencia's real estate market appears promising, driven by the continued expansion of the tech sector along with many other factors. As the city strengthens its position as a tech hub, it is likely to attract more people and therefore talent, investment, and innovation. This, in turn, will sustain the demand for both commercial and residential real estate.

To maximize the benefits and mitigate the challenges, strategic urban planning and inclusive policies will be crucial. By fostering a collaborative environment between the tech industry, government, and community stakeholders, Valencia can ensure that its growth trajectory benefits all segments of the population rather than just the 1% accumulating wealth, it's a challenge that needs to be taken on.

Moreover, Valencia's experience can serve as a model for other cities aspiring to cultivate a thriving tech ecosystem. The integration of technological advancement with urban development showcases how cities can leverage innovation to drive economic growth and enhance quality of life.

It is this quality of life that must not be taken lightly or it will be lost.

There's a reason people want to come and live in Valencia and growth and price rises have got to be careful not to kill the goose that laid the Golden Egg.

Valencia's booming tech scene is not just reshaping its economic landscape but also transforming the real estate market. Ground floor studio apartments, single bedroom apartments and coliving spaces were essentially unknown a few years ago in Valencia and they are now becoming something of the norm. As the city navigates this exciting phase of growth, it stands at the forefront of urban change, where technology and tradition can work together harmoniously if done correctly, propelling Valencia into a vibrant and prosperous future. We'll see what happens but the signs are currently looking good.

And considering it was previously owned by someone who had sort of converted it into a drug den beforehand it's a great job. You wouildn't know now of course (Not the best type of conversion and not one we specialise in)... and yes, we have some before photos with what we found there!


Bad News About Valencia

The disaster that is Valencia Football club and the owner Peter Lim with his constant lies and evasions about when the new stadium will be finished (It has been in it's current state since 2007) has meant that Valencia has been ignored as a host city for the 2030 World Cup. Nooooooooooooooo!!!!!!!! The third city in Spain doesn't have the World Cup here!!!

The Basque Country, Madrid and Barcelona have two stadia chosen along with Zaragoza, Malaga, Sevilla, La Coruña and Las Palmas!!! Yes, Las Palmas in the middle of the Atlantic Ocean off the coast of Africa, I'm sure FIFA though about sustainability and ease of access for fans right? Anyway, rant over. I cannot wait for the World Cup to finally be in a country where it should be (Along with Portugal and Morocco) rather than Russia, Qatar and The USA and Canada of which none should have been chosen.


Townhouse of the Week

Seems like we’re focusing more on Cullera in recent times and who can blame us with properties like this….an impressive townhouse in the town centre, completely renovated and ready to go with tons of space and rooms to spread out and entertain.

Villa of the Week

Nestled in the foothills of Cullera and enjoying an enviable all year round microclimate we find this unique property, a large family home on a 1500m2 plot designed for families and friends to relax and unwind in this quiet and tranquil part of the Mediterranean. This would cost you double this price in Denia or Javea but here in Cullera you have equal or even better beaches and you are also a lot closer to Valencia, just half an hour by car or train. In Cullera you find great beaches, a wonderful promenade with excellent restaurants and facilities (Except for the pñace we went on the day we took photos of this place) and most importantly, exceptional bang for buck and a lot less tourism than many other towns along this coastline.

Classical stylings, character features and a rock solid construction is a rare find, they simply do not build homes like this anymore and we certainly felt the benefit of the thick walls, stone floors, Mobila wood Mallorcan shutters and well established large garden that provided some wonderful shade on scorching hot summer days, the beach and the breeze just a 300 metre walk away is very welcome at this time of year.

In the house we find 5 double bedrooms with fitted wardrobes, 3 full bathrooms, a bright reception entrance that leads to a wonderfully spacious living room with glazed garden patio, reading room library with fireplace, open plan kitchen and dining area with pantry and utility room, covered terraces on all sides of the home provide some cover or sunshine depending on the time of the day and time of year, and finally on the ground floor there is a self contained unit of living room, kitchen, dining area, bedroom and bathroom, perfect for a home office, hobbies and pastimes and a private annex ideal for the guests.

Set on a well maintained community complex with pool, tennis courts and social club, this special house is waiting for a new family to make some memories. A viewing is highly recommended as we want to go back down there too.
