Last week we wrote about the new Valencia Property Client Handbook. You can see the article at the link. We promised that this week we would be doing the same for Stepping Stone Rentals and as they say in Spanish "Lo prometido es deuda" (A promise is a promise) so here it is.
With more and more of our Valencia Property clients starting their Valencia story with a three to six month rental, it was about time Stepping Stone Rentals had its own client handbook just like it was the case for Valencia Property.
We have been refining the way we work with medium‑term tenants for years: people who are serious about moving to Valencia, want to get a feel for different neighbourhoods, and don’t want to gamble on random portals, flaky landlords or unsuitable flats (Because believe me there are plenty of them). This guide explains how Stepping Stone Rentals fits into that picture, what we do differently, and how to work with us so your landing in Valencia is as smooth as possible.

The Stepping Stone Guide to Renting in Valencia by Graham Hunt
Who Is Stepping Stone Rentals For?
Stepping Stone Rentals exists for people who are relocating to Valencia (or coming for a long stay) and want a proper base rather than a weekend Airbnb or a standard 12‑month contract they may regret three days, three weeks or even three months in.
Typical Stepping Stone clients include:
- Individuals and couples moving here to buy, who want time to explore the city and surroundings before committing.
- Families needing a stable home while they scout schools and areas.
- Remote workers and retirees who want a liveable, comfortable space with good Wi‑Fi, heating/cooling and a functional kitchen, not a “holiday let with a bed”.
In short, you are not a tourist passing through; you are treating Valencia as your new home, and you want a rental that reflects that.
Why Use Stepping Stone Rentals Instead Of Portals?
If you listened to our recent mini‑podcast about why property portals no longer work for serious buyers, you’ll know the issues: ghost listings, bait‑and‑switch, terrible communication, and properties that look nothing like the photos.
Exactly the same problems exist on the rental side, with a few extras:
- “Available” apartments that were rented weeks ago, kept online just to harvest leads.
- Owners who will happily take your deposit, then tell you the place is no longer available when you arrive or ghost you because the place never existed in reality.
- Contracts that are… let’s say “creative” from a legal point of view.
- Flats that look beautifully staged online and turn out to be dark, noisy or half‑broken in reality.
Stepping Stone Rentals sits between you and that chaos. Every property is actually available when we show it, properly checked, and run through a clear, legal contract with transparent pricing, utilities and conditions.
The Stepping Stones Difference
Stepping Stone Rentals is part of the same ecosystem as Valencia Property, which means a few things for you:
- Curated, reality‑checked homes – we know the buildings, the streets and often the owners or property managers personally.
- Clear minimum stays – most of our apartments are set up for 3–6 month rentals, with a proper desk, decent kitchen, sensible storage and good internet.
- Human support – you are not clicking “book now” on a portal and hoping for the best; there’s an actual conversation, clear expectations, and someone to message if something goes wrong.
- Integrated with your buying journey – if you’re also working with Valencia Property, your Stepping Stone rental becomes a genuine stepping stone: we schedule viewings around your life and the neighbourhoods you are trying out.
How We Work Together
To make Stepping Stone Rentals work as it should, we need the same thing we ask for on the sales side: a bit of commitment and honesty from you.
Here is how the process usually looks:
You tell us your real requirements
Area preferences (or “I don’t know yet”), budget, dates, number of people, pets, and any non‑negotiables (lift, outdoor space, office area, no internal bedrooms, etc.).
We match you to suitable options
We’ll suggest one or more Stepping Stone properties that actually fit what you’ve described, not just everything vaguely in your price range. If we don’t have something suitable, we’ll tell you that rather than pushing you into the wrong place.
We talk through the details
Before you commit, you get a realistic picture: building type, noise levels, neighbours, heating/cooling, bills, distances to metro/schools, and any quirks you should know about.
Reservation and paperwork
Once you’re happy, we block the dates, handle the deposit and first payment, and send you the contract to review. Everything is explained and you can ask as many questions as you need.
Arrival and settling in
We arrange key handover, walkthrough, meter readings and any necessary introductions. If you’re also buying with Valencia Property, we coordinate viewing schedules from there.
What We Ask Of You
Just like with Valencia Property, working well with us is a two‑way street. To keep things efficient and fair for everyone, we ask:
- Work with us, not against us
Please don’t spend days sending random enquiries on portals at the same time as we are lining up a Stepping Stone for you. Good owners expect serious tenants, and we expect serious clients. - Be honest about your budget and timeline
If you need a three‑month rental starting in mid‑May with a maximum of a certain monthly budget, say that. If you’re flexible, say that too. It helps us avoid wasting your time with places you can’t or don’t want to take. - Commit once you’ve decided
These are popular, well‑located apartments. Once you say “yes” and we send paperwork, we expect you to follow through; we’re taking it off the market for you. - Respect the home
We work with owners who care about their properties and the people living in them. Treat the apartment as you would your own and communicate early if anything breaks or isn’t right.
Examples Of Stepping Stones
A large, characterful apartment in an iconic central building in Sant Francesc, with two spacious ensuite bedrooms, a guest bathroom, back patio, concierge and lifts – perfect if you want to step straight into the city centre in style.

A bright sixth‑floor place in Cabanyal, a short walk from the beach, with balcony, distant sea views, open‑plan living and proper climate control – ideal for people who want to test‑drive the beach life while staying connected to the city.

A freshly modernised third‑floor flat just south of Ruzafa, set up as a one‑bed plus office/spare room with balcony, good Wi‑Fi and a sensible layout for working from home.

The common thread: real homes, with real thought put into how you’ll live there day to day, not just “somewhere to sleep”.
Of course there are plenty of other options on our Stepping Stones Rentals homepage. Head on over and check them out.
How Stepping Stone Rentals Fits Into Your Move
For many people, the smartest sequence now looks like this:
- Book a Stepping Stone Rental for three to six months.
- Use that time to understand the city, get your paperwork sorted, visit schools and test commutes.
- Work with Valencia Property to view and buy, at a sensible pace and in full knowledge of what different areas feel like.
- Move from your Stepping Stone into your permanent place with minimal stress, overlap and surprise.
You avoid panic‑buying in the wrong area, and you’re not forcing yourself into a 12‑month rental in a neighbourhood you’ve never actually lived in.
Start Your Stepping Stone Journey
If a medium‑term rental sounds like the right first step for you, there are two simple ways to move forward:
- Use the usual Valencia Property contact form to tell us you’re looking for an initial rental via Stepping Stone Rentals, including your dates, budget and any must‑haves. (You can fill that in below)
- Or head directly to the Stepping Stone Rentals site and browse the current options before getting in touch.
As with everything we do at Valencia Property, the aim with Stepping Stone Rentals is simple: reduce risk, reduce stress, and give you the best possible start to your new life in and around Valencia.
Licences and Registration
There's been a change in the law in Spain meaning that all properties that are offered for medium term rental now need to be registered on the central property register. This of course affects all of the SSR properties. If you have a property and want to know more about the new regulations or want to offer your property to SSR to offer to our clients you need to know the latest rules and regulations. So again, we put together a handbook. You can download it here or view it on Scribd here.

And if you want help with this feel free to contact us on info@steppingstonerentals.com

Client Question
We had a client ask us about the installation of solar panels and capital gains tax. The quick answer is yes, you can offset costs of panels against capital gains but you need to do it in the right way so as normal we have put together a quick guide as to what you need to make sure to do. You can read it here or by clicking on the image below.
