We are back! It's September and we are back working full on after the summer hiatus. We hope you enjoyed the long hot summer, it passed me by a bit as I was mostly away in the North of Spain where it was warm but not too hot. Our team spent time away mostly to the four corners of Europe and North Africa not to mention various different parts of Spain. More about that in our next podcast.
One of the most important things we did carry on doing during the summer were our initial Valencia Property consultation calls. We have written about them before here but today we are going to discuss how to set one up now and what we should be talking about on the call. We find that the initial consultation call is probably the most important first step for those who eventually get to buy successfully here in Valencia. We get to know you, you get to know us and you can ask any questions whether they are simple, complicated or even at first glance they may seem stupid to you. Remember you are in a safe space.

How To Arrange Your Initial Consultation Call With Valencia Property
Simply put contact us and ask for a chat. You can contact via mail, via whatsapp (0034 657994311 - Graham/Valencia Property), on any of our socials or even through smoke signals if directed in the right way. What we need is the following information:
- Your Full Name
- How you want the call, Whatsapp, Zoom, in person...
- What you would like to discuss
- Best times and days for the chat (Timezone etc...)
Once we have the information we will contact you with details of the meeting and... let's chat. Depending on the information given then you may be chatting with me, Graham, or you may be put in contact with David, Paul, Gavin, Jess, Cath or Julie, especially if you are already in contact with one of them for your eventual property search.
To get the most from the meeting you might want to note down some questions beforehand and the following are the things you may want to bear in mind when noting down your questions.

We will look at them individually below but we suggest that you should fill in the following form with your information so we can have something more to discuss on the call. This form will help you to clarify your ideas of what you are looking for. The more information the better and if you can fill in the "Anything to add" part at the bottom with details about yourself and your reasons for moving along with when you want to have a call then we have a solid base for chatting.
Timelines
Simply put when are you looking to come over, what are your ideas about when you are looking to buy and how long have we got to work with you before and during your visit?
Property Questions
Do you know what type of property you want? Are there other types of property that would interest you? What's the price range you want to look at?
Market Situation
Based on the answers to the previous questions about the property we will be able to look into the market situation. Is what you are looking for likely to be available? What sort of choices are you likely to have? Will your price range allow you to find what you want in the current market and even the projected market next year or in six months time if it's quite a time in the future before you are coming over.
Areas
In this part we want to know if you are clear about where you want to be and if not we will be able to suggest places that may work based on your requirements, budget and family situation. There are so many areas both in and outside the city that could work so the answer is never the same for everyone.
Financing
In this part we discuss how much money you have available for your purchase, whether you are ready to buy because you have sold a property in your home country or you have savings or if you want to look into financing through a mortgage, interest rates, terms and conditions of mortgages. We go through the costs of buying and what to expect in terms of costs.
Taxes
This area is a little more broad as everybody's individual circumstances are different. So we caveat this with "I'm not a tax expert and you should definitely be talking with someone about..." but general points about taxes on purchase, ongoing property taxes, and what people usually find can be chatted about.
Family Situation
Here we chat about who is coming, ages of children, your interests, their interests, who will be visiting regularly and a long etcetera as this could be almost anything. And of course allied to this part if applicable is...
Schooling
This is the most important part if you are coming with kids. What type of schooling are you looking at and are there places available. We chat in this part about their ages, their attitude to school, their school record and more. We know a lot about the international school system and state provision to be able to guide you but this is also a part where we might have a second call specifically about this. Visas
When you are buying to live here or to spend extended periods here, over three months, then you need to look into which visa might suit you best and how to get them. In this part of the chat we can give you recommendations as to the best for your situation and where is potentially best to apply for the visa. Also it's important to know when to apply in order to make the right moves at the right time.
Legal Issues
This is a bit nebulous as everyone has different needs but if you have any legal issues either upcoming or ongoing then in this bit we can discuss them. There may not be any in your particular situation but it's best to think about what legal help you may need so we can recommend potential lawyers that may be able to help out.
Special Requirements
This is when you tell us anything else we may need to know that makes your case a bit different. Maybe you have a 50 kilo devil dog, perhaps your idea is to come with the whole extended family including adopted grandparents and half the population of your current hometown, or alternatively you may be just worried about the place you are coming to being diverse, gay friendly, welcoming, having hundreds of paddle courts, maybe about the practicalities of bringing a Hummer with you (DON'T) or any other thing you care about. It's here where we dig a bit deeper into your needs and get to know you more.
