The first week of the summer holidays is over so of course I recorded a podcast and wrote and published a book. Yes, despite the fact that we are officially on holiday at Valencia Property, we agreed three sales last week, have been working on another over the weekend and we have just had the excellent news that a valuation on a property that we had found for one of our clients was 20% above the price they are paying for it. There's another reason to be on our insider list because it didn't even get onto the website.

Valencia has emerged as one of Europe's hottest property investment destinations, delivering high double digit annual price growth – actually Spain's highest – while maintaining rental yields that dwarf Madrid and Barcelona. Despite this stellar performance, properties remain much cheaper than Barcelona, offering the same Mediterranean lifestyle, or even better as you are not surrounded 24/7 by tourists, at a fraction of the cost.

The catch? Available inventory has crashed in just 18 months, creating fierce competition among buyers, both local and from so many different nationalities. With the Golden Visa era officially over and supply constraints tightening, Valencia presents a once-in-a-decade opportunity that smart investors cannot afford to miss.

Property of the Week 1m Euros

I like this one but then again who wouldn’t. When something comes in at a cool million it has to be good right? (Not really. As I mentioned recently on our substack sometimes there is no rhyme or reason to pricing when the owners are a bit nutty). However, this one gives you value for money is your pockets are deep enough.

Located in La Cañada just a ten minute drive into the city of Valencia and one of the favourite places of the Valencia middle classes due to its proximity to the city and the network of international schools, it’s a family friendly area for those wanting more space.

What do I like about this place then?
* The pool and those reflections on the pure white of the house
* The seclusion. Not overlooked by anyone
* The excellent use of space within the 336m2 of the property
* Those downstairs, semi-underground rooms, with the huge windows giving them the feel of not being semi-underground. A bunker with light for your guests when they visit or those teenagers that live with you who used to be so cute when they were little
*The three car garage
*The double height living area
*The upstairs connecting open hallway, like walking the plank (Check out the photos)
*The feeling of living in your own luxury film location every day of the year
*Excellent outside kitchen area

The details? Six bedrooms, Masterchef style kitchen, Huge airy living room, four bathrooms, plenty of terraces and nooks and crannies and all contained within a manageable plot of 500m2.

What we don’t like?
*Erm… the orange tiles in the kitchen... and maybe the very busy green ones in one of the bathrooms. Gives a very Valencian feel but maybe a bit gauche for the rest of the Palace. They can be easily changed.

Stepping Stones Rental of the Week

This Stepping Stone Rental can be found in the always in-demand area of El Cabanyal just a few hundred metres from the beach and on one of the best streets and locations in the area, the first part of Calle Barraca. The property is in an older building and is a third floor walkup. It has been recently modernised throughout and offers two bedrooms, a bathroom with shower unit, kitchen and a large living room with dining area and access to a small balcony overlooking the palm tree lined road. The building itself is not modernised and the entrance leaves a little to be desired with difficulty in taking your bike upstairs but it is a decent community and most people in the building actually live there.

The Cabanyal is described as Valencia's beachside bohemian heart these days. It has plenty of trendy cafes, bars and restaurants, an excellent daily food market, plenty of supermarkets and access both to Valencia's start up hub La Lanzadera in the Marina and also Las Arenas beach. There is a younger feel to the area now as prices were cheaper here over the previous decade than other areas of the city. The beach and Marina have attracted young families and the excellent communications into the city by metro, bus and bike lanes have made it a hotspot for young professionals and families.

European funds allied to local and regional money have improved the area massively and continue to facelift the more rundown parts. The northern part of the Cabanyal is right near to the University and Polytechnic meaning there is a good student population too especially considering that Valencia is the number one destination for the Erasmus programme in Europe.

The property has plenty of cafes and bars within a stone's throw. The nearest supermarket is around 200m away and the market around 300m. The nearest bus stop is 50m from your front door and the metro is just 200m away. There is a good selection of restaurants within 500m and the beach and Marina are just 500m away.
