We are into July and the heat of summer has arrived of course so we slow down at Valencia Property before coming to an almost complete full stop in August, yes, we are closed in August because that's what we do. Holidays have started for many people already after the schools packed up for the ten weeks!!! that the kids get off (Count them) Summer courses immediately started for parents to get rid of the kids again as they are still working and unless you have the unpaid staff to look after the kids you have an issue (Unpaid staff meaning the grandparents of course).
Today's blog post is a bit of a mish-mash with no overriding theme apart from looking at the latest podcast episode, getting out of the heat and into either the nearest swimming pool, the Med or a place where delicious air conditioning and a cold drink keep you cool. Holidays and Heat
Spain might reach the absolutely ridiculous milestone of over 100 million visitors this year. This despite the fact that some right wing newspapers in the UK suggest that nobody is coming to Spain this year as the UK has its sunniest summer since 1976. The water in the UK is still full of sh*t, everything costs a fortune and rip off Britain is in full effect when the sun comes out.
However, the huge majority of those 100 million visitors are concentrated into certain areas, The Costa Blance, the Costa del Sol, the Costa Brava, Ibiza and Mallorca as a whole, the two big cities of Barcelona and Madrid, the Canary Islands and a few others. A lot of Spain remains gloriously empty or with limited numbers of people and many of those places are beautiful and memorable locations.
Valencia is one of those places that has tourists of course but isn't yet overrun by tourists and the vast majority of the Valencia coastline is similar. You can always find space on the wide open beaches, the cafes and bars have space, restaurants can be booked and there is plenty to do without having to queue eternally. The only downside is the heat. It's hotter than it used to be, just like everywhere else. Climate change is real. Keep hydrated, keep cool and make sure to use sunscreen, hats and common sense. If you feel you are getting too hot then you are and you have been for a long time because you overheat before you realise it. Air conditioning and fans are your friends, not OnlyFans, fans that blow out cooler air towards you.
Helping Out
I've been told by various clients and some of my colleagues that I should write more about how we go the extra mile, how we help out people before, during and post sale. So despite my inherent modesty ;-) let's give a few examples taken from experience and reviews. Now it's true that not everyone reviews of course but we appreciate each and every one of them. The latest are here.





And how do we help out before and after a sale. Well this week and a few previous examples to start...
- I have lent one of my garage parking spaces to a client who has had to take their diplomatic plates off the car and take it off road until September when they get back here.
- We have protected clients from putting down a deposit until they had done a valuation as we weren't sure that the valuations would stack up despite pressure from owners and selling agents and our clients wanting to get that deposit down. Why might the valuations not stack up? Potential illegalities in the build which the banks won't lend on if not included in the valuation.
- Told a client to walk away from somewhere they really like because the owner is a nutter and there are too many red flags.
- Arranged to personally collect a dog from the airport in September. (Don't know how the dog will read its name on the iPad when it comes through arrivals but we'll see)
- Going to the town hall regularly for a year after a purchase to get a window problem sorted because of an annoying neighbour.
- Attending an inheritance signing in Alzira to witness that they had really inherited it and everyone had turned up so that our client could buy securely from the eight people involved.
- Going furniture shopping as a translator to help out with decoration.
- Taking a client directly from the notary to the town hall with a Power of Attorney to get on the Padrón so the import of their furniture arriving soon would not be charged VAT and could be brought in for free.
- Bringing in a handyman and paying them to do some jobs that the developer was dragging their heels about despite it being their responsibility to sort the issues out.
- Paying for a last minute cost that came up on a property purchase a few days before completion.
- Supporting a client in their legal claim against their bank for being absolutely useless from start to finish.
- Holding keys while new owners returned to their country and then going to check on house and reset the alarm system after the DANA.
- Going at 8am to a house far away to wait with new owners to ensure former owners did indeed turn up and take the rest of their stuff away, and then do all the translating to make sure they knew how the house worked.
- Helped someone find a place to stay within 24 hours after he was very unhappy with the place he rented (Initial place not through us I hasten to add).
- Scoured second hand shops to find a replacement lampshade that had been stolen by a house clearance company (And found the original that had been taken and bought it back)
- Cycled into Ground Zero after the DANA until cycling was impossible to check on a client's property as they were away. The following was after it became impossible to cycle.
- Helping to find and coordinate van guys to remove previous owners' contents the day after sale on a good few occasions.
- Appeared as a witness for a client ten years after a purchase when a neighbour tried to steal some land and put a road through it, we won!
And you might ask why we do all of this. Well, because we are not a normal estate agent. We work together, everyone in the company supporting each other and having each other's backs. In most agencies the agents are competing against each other and this is especially true of the franchise agents, those that wear ties and cheap suits. You don't reach targets there and you're out.
Our only target at VP is "Is the client happy!" Nothing else matters. No KPIs, no sales targets, no deliverables. We work on trust together as a team and we work on trust with our clients. No contracts to sign, no obligations. If you want to work with us let's have a chat. You might decide you want to (like in some of the reviews you can read above). You won't regret it. We work for our clients and we put their needs and requirements first. Most agents sell the house, take the commission and walk away and if a problem comes up then it's your problem not theirs. We help out. Sometimes we might not be able to do anything but at least we'll give it a try.

Property of the Week

When a sale falls through we get the property back on the site and you get a chance to grab it. This is one of those cases...
A standard requirement for people who still haven’t gotten to know the Valencia area well is that they want a house by the beach with good public transport links, and walking distance to some decent restaurants. And our standard reply is sorry, but that just doesn’t exist here. The urbanisations are inland and sprawling, and you will be dependent on a car. However, when the facts change we change our opinion, and yes in fact it is possible. There is a house. Only one mind you, but it does exist and this is it. The Sunny Side of Life
Mid-term and Seasonal long-term availability.
Not limited to but an especially high-point for our American clients will enjoy this home with it's ultra close proximity to one of Valencias main shopping malls: "Nuevo Centro", a massive Decathlon, and the original Version Yelmo cinema.
A number of our team members live in Campanar and often talk about how nice it is. It's more modern in general, close to the Turia park and the BIOpark (Zoo!), close to the various metro lines that run direct into the center, the airport, and the beach. If you have a car you'll find it quick and easy to pop out of Valencia onto the highway.
Plenty of room for the family with personal space - another challenge to find in Valencia.
The buzzing old-town district El Carmen is a stroll away. Spend the weekend at the University's greenhouses & botanical gardens, "Jardí Botànic" and pass underneath the twin gothic-style defensive towers that were built in the 1400s as part of Valencia's city wall, known as Torres de Quart.
