September’s Here So We’re Back

It's been a long, hot and absolutely wonderful summer. At least I think it was hot, I was away for a month in Northern Spain where it was around 22-23 degrees C each day and most of our team have been away for at least a part of the month visiting various parts of Spain, Albania, the Olympics in Paris, Berlin, Prague and various other major cities in Europe. Those who stayed in Valencia and southern Spain or were here for a short time told us it was hot. We are all back now and up and running. Some of us have been working with people the last couple of weeks preparing things for this really mad September. So yes, we are back, we are working and we are ready... but... we are a bit full.


And Not Only Us

We are not the only ones in Spain that take a break over the summer. Notaries are back, lawyers are back, mortgage advisors are back, valuers are back, shops that have been closed for the summer are back and everyone who disappeared from your apartment block mysteriously for a month is back, a bit more tanned but essentially still the same people.

Spain is a great place to live and this "lost month" in the summer is one of the things that people coming here to live don't quite understand and our American cousins with their two weeks maximum holiday and "don't come back a day late or you'll be sacked" country will never understand. Life is for living.

However, we are back working but it's not long until the next fiestas. We do have to wait a whole month until the day of the Valencian community on the 9th October, closely followed by the Dia de la Hispanidad on the 12th October, All Saints Day 1st November, and the Puente de la Constitución on the 6th and 8th of December, oh... that little thing known as Christmas and New Year at the end of December... yeah we have it bad!


Coming Up This Month

So as we get to work for a whole four and a bit weeks without any interruptions, apart from the weekends of course, we have a busy month coming up. We are starting our third series of the Valencia Property podcast this week. It' should be with you in a couple of days time's now with you and you can listen below. We will be releasing a series of short video reels this month too over on our YouTube and Instagram channels and possibly on Facebook and Threads so follow us on those too. We will be uploading more properties and bringing you a load of interviews with previous clients from our 25th anniversary celebration which we'll be having on the 10th of September. And of course there will be more blog posts here, initial client meetings, people being taken out to see properties and yes... life and work starts again.


Book Early to Avoid Disappointment

We've been saying this for some time but it's more true than ever now, book your visits with us early to avoid disappointment. Let us know when you will be here and let's get started organising things well before your visit. I've said it before on these pages and I'll say it again, if you just turn up with no preparation and call us we won't be able to help you 99% of the time.

We are so stacked up with visits for the whole month of September and lots of October already that we have already had to tell some people that we cannot deal with them as our agents have people already booked in all month.


Working With Valencia Property

We are looking for extra staff but they need to be a good fit for us; bilingual (And better if you can offer other languages), flexible, knowledgeable, with transport, able to organise yourself and with experience. We are also looking for another role working with the company as a floating agent liaison position who can also fill in both in Valencia Property and Stepping Stone Rentals. Where Are All Of Those Hidden Properties?

Next let's move onto a question that we are seeing more and more in Facebook groups...

"I've been on idealista and contacted some agents but where will I find stuff not listed there"

The answer is there is little for sale not listed on idealista (Other property portals exist) but there is an agency somewhere with a network of contacts that may be able to find you that hidden gem that doesn't appear on the portals, ahem... guess who? There are a good few reasons why you should be using Idealista and the other portals, especially when you are working with us, but also here's what to expect if you decide to do it on your own...

  • Agents won't answer you (Even if you speak Spanish)
  • You'll waste a lot of time... a LOT of time.
  • You'll get a good session in training yourself in patience and waiting as nobody answers you and you get frustrated.
  • You'll find out that the majority of properties you want to buy either aren't for sale, have just been sold, don't exist (Clickbait), can't be visited, can't be bought by you because they are council houses, are scams, nobody answers your mail, nobody answers your call, nobody answers your whatsapp or... well, I think you get the message.
  • And if you do get to see them you find out the reason they are still for sale is they are above the local fallas association party place, the photos and reality are so far apart they are in different dimensions, that the owner has just decided to raise the price, the legality is questionable or... well, any other number of disappointments...

Take out that particular step and just enjoy working with us to get you into properties that interest you and match your requirements. We have a way of dealing with agents that the agents themselves generally like, they answer us. You will get to see a lot more properties that suit your budget and requirements (Always assuming that there are any that match) and you'll enjoy the experience much much more. Do it. You won't regret it.

Just one thing though. Why do people on facebook assume that agents and portals have an interest in hiding properties from them? It makes much more sense that they actually advertise properties that are no longer for sale because things aren't updated in real time. And that's the actual situation of course.

There is no magical website that only you, or people on Facebook, know about.

How I wish there was! There never was and there never will be. There's the odd property, the odd pocket listing and truth be told the odd (Or very odd) owner who wants to sell their property but doesn't want it advertised anywhere so we have pocket listings at times but there's never a huge glut of them.


Property of the Week

Cool and classy in Cullera. Nestled in the foothills of Cullera and enjoying an enviable all year round microclimate we find this unique property, a large family home on a 1500m2 plot designed for families and friends to relax and unwind in this quiet and tranquil part of the Mediterranean. In the house we find 5 double bedrooms with fitted wardrobes, 3 full bathrooms, a bright reception entrance that leads to a wonderfully spacious living room with glazed garden patio, reading room library with fireplace, open plan kitchen and dining area with pantry and utility room, covered terraces on all sides of the home provide some cover or sunshine depending on the time of the day and time of year, and finally on the ground floor there is a self contained unit of living room, kitchen, dining area, bedroom and bathroom, perfect for a home office, hobbies and pastimes and a private annex ideal for the guests.

Set on a well maintained community complex with pool, tennis courts and social club, this special house is waiting for a new family to make some memories. A viewing is highly recommended.
