Is 90% Sure Enough or What?

If you are looking for a bargain Spanish property and you make a visit should you ever believe the agent when he or she tells you to put a deposit down quickly because it might not be available tomorrow morning? If you believe all the negative hype about Spain and Spanish property at the moment of course you would be stupid to reserve a property that you are not 100% sure about. However, what about being 90% sure? I have had a client here recently that so far has missed out on two properties because of dithering. As they thought again and again about a property and asked extra questions, that in the grand scheme of things were rather irrelevant, somebody nipped in and took it off their toes. I cannot bring myself to do the hard sell to a client as I have never done it but sometimes I think it might be helpful to push them across the buying line when I know that a property is perfect for their requirements and they are just in two minds about it because of a little thing. What do you think? Should I help them make the decision more? It's certainly a quandary because when you tell someone, put the deposit down because tomorrow it might not be available it doesn't half sound like a load of BS.
