Today's video in our 100 tips about moving to Spain takes on the Spanish Coastal Law (or La Ley De Costas) A totally confusing and rambling law implemented in different ways in different areas of Spain it is really something that you should be aware of. Even being a celebrity will not help you if you fall foul of it as Antonio Banderas and Melanie Griffith found out (Google it) Watch the video for a little bit more information and if you are thinking of buying a property near the beach then bear this law in mind and make sure your lawyer checks it out for your particular property.
Many people are worried about the legal status of their property in Spain but seriously in 99.99% of the cases of property in Spain there is little if anything to be worried about as long as you do your due diligence and make sure that any lawyer you employ has done theirs. In a worst case scenario what usually happens is that it drags through the courts interminably until a compromise deal is reached. However this is a cloud hanging over you that is totally unnecessary if all of the checks have been done beforehand. As we said in video number two, always use a lawyer. It has even been suggested by one commentator that you should go further and avoid lawyers using notaries to do the investigation for you. As a step to make sure that the lawyer is not compromised by a relationship with the seller or developer this may be a good way to go but usually getting a lawyer with a good track record, you do your due diligence on the lawyer too, is usually a good enough step to make sure you do not et into these problems.
