The comparison is Hen's teeth. Finding an attic in Valencia with good outside space, not overlooked, with great views and the opportunity to create extra living space for at least six months of the year comes up rarely. Luckily I have a lot of clients who are looking for this and therefore I go out and find them for people. This means that when you come to look for an attic in Valencia I usually have some available. However, what about the headline. How does an attic sell in four hours?
Well it actually took a little longer than that.
I saw an attic for sale in Valencia last week. It had been advertised on a property portal the day before and had already had 150 views. The attic was priced at 360000 Euros so not pocket change. It was on Calle de la Mar right near to the Cathedral. You can see in the photos what it looked like. Two bedrooms, large and light living room, large 30m2 terrace above with views overlooking a church and square in an area with plenty of restaurants, cultural references and more.
I went to see it and take the pictures on a Friday afternoon at 2pm. I got a phone call at 6pm that it was sold and deposit delivered. Four hours to sell it. So why did it sell so quickly and more than that sell at asking price?
1) Location: This is a no brainer of course. When you have a place so well positioned it sells itself to the right buyers.
2) Price Point: The price was viewed to be right by the buyers although it was actually close to 4000 Euros per square metre which is not cheap.
3) Outside Space: The outside space was well presented, useful and had great views. Nothing to dislike there. Aldo as mentioned before outside space of this type in Valencia is just like Hen's Teeth.
4) The Whole Package: A modern building so no classical facade but still a good looking building from around 15 years ago. The view of the square is a good one with the church opposite but if the building was ugly it would have sold for a lot less, or even still have been on sale.
