What to Do When You Cannot Buy A House For Sale In Spain

Currently bank lending is difficult. This was driven home to me this week on taking some Spanish clients to see a house in Cheste, you can see the house at the link video included. They love it. There are many reasons. It is cheap, it is well positioned, it has everything they want yet isn't too big, and it is within their price range… in theory. However bank lending may preclude them from being able to buy it currently. The bare facts are as follows. The house is priced at 110,000 Euros and has three bedrooms, living room, totally modernized kitchen, bathroom and a large covered terrace. It has water and electric off the mains and the possibility of a phone line. There is a raised pool with filter, which suits them because they have small children fascinated by water and therefore they can seal it off and most importantly it has a large yet manageable plot of 800m2 with garden, barbecue area and storage, perfect for two small children to explore and play in. Banks will lend against property for Spanish residents at up to 80% of price or valuation. The valuations that valuation companies give currently have been forced down by the banks so as to reduce exposure. Therefore it may equal the actual price. The clients therefore although they could very easily afford the repayments on the property even if interest rates rose considerably in the long term may not be able to buy it. Here is the strange thing though. If this were a bank repossession property then the bank would give 100% mortgage to them to get the property off their books. You can do the same too.
