The 2026 Valencia Property Mid Year Report
For the last few years this report has opened the same way. More demand, less supply, more demand, less supply and so on. This year it's different, not radically so but different all the same. This year it opens differently because for the first time since Covid the pattern has not exactly broken but at least slowed down and in one aspect has changed direction. The headlines are that sales are slower, at least in the last couple of months, and there is a little more choice than there was. Banks and valuers have got into the habit of taking their time, an aspect we wrote about a fortnight ago in Bloody Banks and Valuations. Prices meanwhile have carried on going up regardless (In a sort of Sid James tribute) which is the part that confuses those who assume a slowdown in sales means a fall in prices. It doesn't and we will get to why later

You may feel you have seen this before if you are a long time reader of this blog but it's time for an update on what we do because the last time we wrote this was in 2023 and things change (And at the same time they stay the same) This post was prompted a few weeks ago when in our internal WhatsApp group one of the team asked, "Where's that article about all our services again?" What The Numbers Say About Valencia's 2026 Property Market
We've started strongly in what is destined to become an interesting year. Prices are still climbing, the commuter belt is absolutely flying, and from 1 June every resale buyer in the region gets a tax cut that improves the numbers on their purchase. However, don't put off your purchase until that date. Prices will rise by more than the 1% tax reduction between now and then. If you are able to make a deposit now at today's prices and complete after the 1st of June then go for it but many owners will want a quicker completion than that. Our Latest Valencia Property FAQ Selection
If you are asking us a question then we assume that others have the same question or something similar so on a regular basis we publish some of the latest questions we get because the answers can be useful to everyone. This week we have had a slew of questions via our mail, on social media and directly in meetings with clients. Again we are on holiday as it's Easter and Easter in Valencia unlike much of Spain is the week after Good Friday not the week before because the danger of Easter clashing with Fallas and giving everyone nearly three weeks off would be too tempting. However, this Easter a couple of us are working in Valencia, or at least doing as much as possible within the limitations of owners and agents being away because kids are on holiday.
