If you are looking at official statistics to find out how many foreigners buy property in Valencia then you can find any number of different figures. The notary figures, differ from the registry figures and they differ from the numbers given by portals and agency reports. Also you need to bear in mind where they are talking about because Valencia City, Valencia Province and the Valencia Community are three totally different places. Today's blog therefore is a deep dive into the numbers of foreigners buying property in "Valencia" and living in the city to demonstrate a few things about the housing market.

As mentioned in last week's blog the latest figures for purchases of property in Valencia show that there an increasing number of Americans buying in and around the city. In fact last year the increase in Americans buying in Valencia was over 50% compared with previous years. Here at Valencia Property we have been working with American clients for over a decade now (We didn't refuse beforehand it's just that they hadn't discovered Valencia yet!). Our working model is that of the American Realtor and there's a reason for that. We'll get into that later. Today though we are going to talk about why we are in the privileged position of being the number one realtor in Valencia for Americans, how we work, what we do and how you can work with us (whether you are American or not).

When the summer ended we realised that we hadn't been listing properties for a time. There are a multitude of reasons but there were so few properties available and that we considered good value that we hadn't actually found anything worth listing. Equally the agents we know were telling us that they were struggling to get properties in of any type. Everyone gets offered overpriced rubbish by sellers known as "optimists", we have talked about that group in many posts recently, but they aren't worth listing.

In a property market price depends on many factors. There are the obvious ones such as supply and demand, interest rates and new build numbers but there are also a lot of others that come into the equation on a macro and micro level. It's always risky to make a solid prediction when people are "taking notes" in order to "win the internet" at some hazy date in the future so you should take any prediction in this article with a pinch of salt. Prices could fall... they could also continue to go up. This multitude of factors that affect house prices at any time can even be accompanied by a Black Swan Event* that changes everything. However, multiple factors being to blame for the ongoing housing crisis is a fact, it's not just one thing and because of this all the debate over which one is "really" to blame misses the point. Each one compounds with the others. The result is the same regardless of which culprit you pick from an ideological, political or preferential point of view: prices aren't dropping soon in general and the housing crisis will continue.

We have always said to people to trust our judgement and listen to what we say as regards properties for sale and offers to be made. Most people do. Some don't. Some know better. However knowing better sometimes means missing out and that happened this week. To retain anonymity I'll just use the numbers as percentages but you'll get the idea. This is what happens when you, as I believe the terminology goes, FAFO. And if you don't know what that means, look it up.

One of the most useful things we do to start the journey towards buying a property in Valencia is to have an initial conversation to fully understand your situation and to be able to tell you whether that situation matches what is available in and around Valencia. You might want to call this "The dose of realism". We usually do this after you fill in the form on our website which is our normal first step to buying property in Valencia but we often start with a phone or video call.

I know, I know! The Valencia Property website has been quiet over the summer, and we want to explain why. Part of it is our own August schedule but most of it comes down to factors outside our control and really, sort of expected. So we looked into the stats and the reactions on the podcasts, the blogs, the properties and the substack posts and decided to give you a selection of late summer reading and listening to keep you occupied until you actually get round to visiting us and buying your own Valencia Property.

In the past we have done posts like this one giving you the biggest asks that people have when looking for a property in Valencia. Today we have decided to crunch the numbers. In these forms we have two sections that are extremely imprtant, your "Must Haves" and "Would Likes" in your property. We won't go into the differences between the two here because we have done that in our previous articles but we thought it might be revealing to look at what people mostly ask for when looking for Valencia Property and then take a look at the reality of the situation. For the last few years this report has opened the same way. More demand, less supply, more demand, less supply and so on. This year it's different, not radically so but different all the same. This year it opens differently because for the first time since Covid the pattern has not exactly broken but at least slowed down and in one aspect has changed direction. It doesn't and we will get to why later

You may feel you have seen this before if you are a long time reader of this blog but it's time for an update on what we do because the last time we wrote this was in 2023 and things change (And at the same time they stay the same) This post was prompted a few weeks ago when in our internal WhatsApp group one of the team asked, "Where's that article about all our services again?" This is a very difficult post to write for various reasons but as the question comes up so often on all social media platforms it's an important one to know if you are planning on moving to Valencia with children. What are the schools like in Valencia? The first thing to recognise is that any move to Valencia with kids will not be successful if you are not happy with the education of them.

As you may have noticed if you are anywhere in Europe we have reached peak summertime and the temperatures are rising. Numbeo is a real time platform where people living in the cities report what they are finding for day to day costs, quality of life issues and more. For a numbers nerd like yours truly it's a treasure trove of information. This year for the first time we are also using Perplexity to investigate the results and provide some graphics saving me a lot of time on putting together the comparisons.
